Cabot, Cabot & Forbes (CC&F) are planning a mixed-use development containing ~3,670 SF commercial space and ~200 dwelling units with 255 off-street parking spaces, landscaping, and stormwater management improvements at 331 Concord Ave.
CC&F has indicated that they plan to break ground in March/April 2026. The project originally slated for 200 housing units will be reduced to 187 units and will be updated with two larger internal courtyards instead of three smaller courtyards. Revised plans have been submitted to the Planning Board (accessed here) and a public hearing has been scheduled for Wednesday, October 8, 2025.

Regarding construction/blasting/traffic communications on this project, CC&F will notify all abutters within 300 ft, the SLCA Board and all other residents who have inquired regarding the project. Both email and letters will be used as the mode of communications. SLCA will forward these communications to SLCA members and to abutters between 300 and 500 ft, including the gas station and daycare. SLCA has requested that CC&F extend their notification timing ahead of blasting operations.

Energy Efficiency and Sustainability Project
Timeline: August 2025 to May 2026
Details: As part of net zero carbon goals and energy efficiency, Takeda will be installing ground source heat pumps and a solar car port canopy in the parking lot of 125 Spring St. There will also be repaving efforts around the campus throughout this period.
Impact: There is no expected impact to residents during this time frame. All machinery will operate in the confines of the Lexington noise ordinance by laws.
